We offer flexible lease terms, including up to 15 months and select shorter-term options depending on availability. Our leasing team can walk you through what is currently available to find a term that works best for your lifestyle.

You can apply online through our website or in person at our leasing office. Our application process is simple and secure. A completed application includes personal information, rental history, and consent to a background and credit check. Browse our floor plan options to check availability at our community. 

Yes, we do accept qualified co-signers on a case-by-case basis. A co-signer must meet the income and credit qualifications and will be equally responsible for the terms of the lease agreement.

Applicants at Berkshire at The Pinehills typically need to provide a valid government-issued photo ID, proof of income such as recent pay stubs or an offer letter, and contact information for previous landlords. Self-employed applicants may be asked to provide tax returns or bank statements. To learn more about what documents are required during your move-in process, contact our leasing team. 

No minimum credit score is required. Approval considers income, rental history, debt-to-income ratio, and background checks. 

Residents at Berkshire at The Pinehills must have a gross monthly income of 2.5x the base rent. For residents with multiple leaseholders, combined income is accepted. Contact our leasing office for more information on income requirements at our community. 

Pricing & Fees

Rental rates vary by floor plan, floor level, and unit availability. We encourage you to visit our website or contact our leasing office for current pricing, as rates are updated regularly to reflect availability and market conditions.

At move-in, residents are typically responsible for a security deposit, the first month's rent, and any applicable administrative fees. Our leasing team will provide a detailed breakdown of all charges before you sign your lease.

Water and sewer are included in your monthly rent. Residents are responsible for setting up and paying for electricity and internet service directly through the applicable providers.

We understand things change and that’s why we have an early lease termination clause in every lease agreement.  Simply give the office a written 60-day notice to vacate and pay a lease termination fee equal to two-months' rent.  Any concessions received for your current lease agreement will also be required to be paid back.

Rent is paid online through the resident portal, which redirects to the BILT payment system.

Pets

Yes, we welcome pets! We understand that pets are part of the family and have designed our community with them in mind, including a pet spa with pet grooming stations, pet-friendly green spaces and walking areas throughout Berkshire at The Pinehills.

We welcome cats and dogs. Certain dog breeds may be restricted based on our community policy. Please check out our Pet Friendly page, or contact our leasing team to learn more about breed restrictions. 

Berkshire at The Pinehills residents are permitted to have up to two pets per home. All pets must be registered with the leasing office at the time of move-in or upon adoption during your tenancy.

Yes, a one-time refundable pet deposit is required per pet, along with a monthly pet rent fee per pet. We charge $50 per cat and $75 per dog monthly pet rent. 

We ask that all pet owners provide current vaccination records and, for dogs, a photo of the pet at the time of registration. Residents with assistance animals may be required to submit appropriate documentation in accordance with fair housing guidelines.

Parking

Berkshire at The Pinehills offers a variety of parking options including open surface parking and detached garages. Availability varies by building and current occupancy.

One open parking space is included with each apartment home. Reserved covered or garage parking is available for an additional monthly fee. Contact our leasing team and ask about detached garage parking. 

Additional parking spaces may be available for lease depending on current availability. Please speak with our leasing office to inquire about multiple space reservations and associated costs.

Yes, designated guest parking is available throughout the community. Guests are welcome to park in clearly marked visitor areas. 

Yes, our community offers EV charging stations. 

Amenities & Community Information

We offer a variety of community and apartment amenities, including a sub-splashed pool, exclusive dog park, 24-hour fitness center, expansive kitchens, walk-in closets, and wood-style flooring. 

We are conveniently located within a five-minute walk to The Village Green in the higly sought after neighborhood of The Pinehills community. Visit us at 62 Station Drive Plymouth, MA 02360. 

Self-guided and escorted tours are available at our community. We are open Monday-Friday 9AM-6PM and Saturday 10AM-6PM. We are closed on Sundays. Schedule your self-guided tour online, or contact us to set up a tour with our leasing office.
